Development Train Continues Chugging Along—Here’s What’s Coming to the Brickyard

It’s been a minute since I last shared what’s brewing around town, but the growth hasn’t slowed down one bit. Leading the charge is the Brickyard Development, a $400 million mixed-use project planned on 31 acres that promises a full “live, work, play... plus stay” lifestyle—yes, there’s a hotel too.

Who’s Behind It:

Denver-based Confluence Companies—you probably know them from Riverwalk and The Encore—are at the helm. They’re not just developers; they also manage their properties long-term, which generally means more consistency and care. Since 2015, they’ve invested $168 million into downtown Castle Rock, and in that time, downtown sales tax revenue has jumped by 49%. They’ve also developed in places like Golden, Parker, and Longmont. Some of their Denver properties have been sold off, from what I could see on their site.

What’s Coming:

They bought the old Acme Brick facility back in 2020 (fun fact: 3 million bricks were on site!). They've repurposed some and plan to reuse more. Here’s what’s on deck:

  • Residential: The most recent numbers show 400 apartment units and 100 for-sale condos. Based on this ordinance I saw, they could go up to 583 units.

  • Commercial: 90k–100k square feet of space, split between office (50k+) and retail (40k+). And get this—it’s already 50% sold.

  • Recreational: A 150,000 sq. ft. community sports center is proposed on 10 acres of public land. Castle Rock hasn’t added a new gymnasium or competitive pool since the '80s... back when our population was 8,000. We’ll be at 90,000 in the not-too-distant future.

  • Hospitality: A 125-room luxury hotel is planned, complete with dining, banquet, and conference spaces—a first-of-its-kind for Castle Rock.

How It’s Rolling Out:

Development will come in four phases over five years, and 100% of government incentives will go toward public infrastructure. There are many incentives being offered, but the main one is the developers will have a 60% interest in sales tax revenue for 25 years.

  1. Phase 1: Public infrastructure + sports center

  2. Phase 2: 40k sq. ft. of ground-floor commercial (already includes three unique, local restaurants—sushi, brewery, and pizzeria), office space, and 300 apartments above, with underground parking

  3. Phase 3: Hotel and conference center (accommodates 250–300), plus The Great Hall (40k sq. ft. with office space and three restaurants: an American bistro, a bar called Journeyman’s, and a farm-to-table spot), along with 84 for-sale condos

  4. Phase 4: Lower-density housing—townhomes, garden-style apartments—and more retail

Construction on public infrastructure should begin soon. I saw a projection for a summer 2026 opening for part of it, but let’s be real—when is anything built on time?

Community Feedback:

Opinions are mixed. Some are excited, others cautious.

  • Manfred raised concerns about shared parking, especially with the sports complex. Understandable—parking’s already tight.

  • Clark appreciated the potential senior benefits but hoped for more on the healthcare front.

  • Frank Gray (EDC) and Calvin (NavPoint Real Estate) are in favor due to economic growth—retail vacancy is super low.

  • Stephanie Fujii (ACC’s Sturm Campus) sees the hotel as a great asset for visitors.

Other Notables Around Town:

Pine Canyon – 535 acres located on both the east and west sides of I-25

  • Planning commission approved annexation and development on April 24th

  • It would be connected to Castle Rock’s renewable water resources – giving the Town water rights

  • Would include 1,800 homes, a resort hotel and spa, and commercial and industrial areas

  • 1/3rd of the land will be reserved for parks and open spaces

  • Discussions will continue May 6th and May 20th

The View – 205 Sixth St.

  • 220 residential units

  • 5,000 sq. ft. retail | 14,000 sq. ft. office

  • 432 parking spaces (100 open to public)

  • Target opening: Summer 2025

Lazy Dog Restaurant – 5949 Alpine Vista Circle

  • 8,000 sq. ft. casual restaurant + bar

  • Dog-friendly patio, fireplace, fire pits, TVs galore

  • Still under review

  • They have almost 50 locations across the nation

Homegrown Tap & Dough

  • Under construction now

  • 5,700 sq. ft. restaurant with 1,000 sq. ft. patio

  • Think: Colorado-style twist on Italian trattorias

  • Local company with five other locations

Denver is not to be out developed - in case you missed it, Kroenke Sports and Entertainment submitted plans to the city for a proposed project that would be the first phase of a 55-acre redevelopment. It would feature a hotel, a performance venue and two residential buildings.

    Travis Hunter went 2nd overall to the Jags where they say he’ll focus on being a wide receiver but be included within defensive meetings. Shedeur Sanders had a rough draft after being a top QB prospect just weeks ago. He slid to the fifth round where the Browns finally snagged him with the 144th overall pick after trading picks away to the Seahawks. They had already picked up Dillon Gabriel at the QB position in the 3rd round. Shilo Sanders went undrafted but ended up with the Buccaneers. Tez Johnson, who is Bo Nix’s “adopted brother”, ended up getting drafted by the Bucs.

  • Nuggets - game three ended with a very disheartening loss where the Nuggets got clobbered. My nerves were high going into game four where Russ had to sit out with a foot injury and Michael Porter Jr. decided to push through a shoulder sprain. The Nugs were looking good after the third quarter after Jokić came out of halftime on fire, but they tried to give it away in the fourth where the Clippers went on an insane surge. Not sure there’s been a more unreal ending to a playoff game in recent history and this one is not without its controversy, but the game looked destined to go to overtime with a tie game at 99 until Jokić’s Hail Mary shot (pass?) ended up in a buzzer beating dunk by Air Gordon. See it to believe it here. The series is tied up at 2-2 with game five at home tonight.

  • Avalanche - the Avs lost another one in overtime to the Stars in game three (1-2), but rebounded back in a huge way in game four where they won 4-0 (Landy got in on the action with his first goal since his return). Game five saw the Stars jump out to a 2-0 lead early, and although the Avs tried to mount a comeback, Dallas answered and ended up winning 6-2.

  • Rockies - record is 4-23…the only team in the NL West that has a losing record and the worst record in baseball…

  • Rapids - the Rapids sit at 4-2-4 with 16 points after a disappointing draw against the Seattle Sounders. The match saw them have plenty of opportunities in the first half of play where they conceded a goal at the end. They bounced back in the second and tied the game 1-1. A controversial call that brought back a goal that would’ve put them up 2-1 left the largest home crowd of the season in a very bad mood. The Rapids are 5th in the Western Conference.
